Just what does Flat Fee mean?
- Seller will pay a one-time set fee
to obtain limited service from a licensed agent to have their home placed
in the Multiple Listing System (MLS).
- The service level depends on the
package that the seller purchases.
- If you sell your home directly to a buyer yourself, with
no agents involved, you save thousands of dollars in agent
commissions!
- If a buyer's agent is involved in the sale, the Seller
will pay the buyer's agent an agreed upon amount, either 3%, 2%, or
1%. However, paying a low commission rate may mean the home will stay
on the market a longer time. Motivated sellers should price their home
(as well as set the commission) accordingly, to draw the most interest.
Who uses this service?
- Attorneys
- Real Estate Investors / Builders
- People who have been involved in real
estate transactions in the past and need a little assistance, since
they may not be aware of the current market or changes in the industry.
- People who have little equity and
cash reserves to pay the high commissions of a traditional Realtor service.
- Individuals who are trying to sell their own home, but
are getting little traffic. Market studies show that roughly 80% of
the homes sold are sold through Realtors using MLS.
Will contracts be provided?
- Yes, all current state contracts
can be downloaded from this website if you are doing a direct sale to a
buyer.
- If a Realtor brings you a buyer, he/she will have a contract
written out for you. You will just need to negotiate the transaction
with the buyer's agent.
Will a Comparative Market Analysis (CMA) be provided?
- eMLSHome.com will provide you with a CMA when the
listing agreement is returned to us. A revised CMA can also be requested
if necessary.
Will I be successful using this service?
- We believe this service will
provide you with all the tools necessary to be successful; however, we
do not guarantee success as there are many variables when working with
real estate.
- It is our belief that this service will save you
time and money and help you meet your goal. In all, we will do all that
we can to make the sale of your home successful and as easy as possible.
How will I get my home's pictures
on the website?
There are two options for placing pictures on our website:
- upload your digital photos when
you enter your home's information into the database, or
- if you have prints you may mail them to us and we will
scan them into the MLS
What is Unlimited Contract Negotiations?
- We will answer specific questions
concerning contracts received from other agents to help you feel
comfortable during the negotiating process.
- If you are completing a contract
directly with a buyer, we will answer questions to ensure the contract
is properly completed.
- We will assist our seller's with completing
the contract, including negotiations and guide you through the closing process
at the title company; however, we will not attend the closing.
Motivated Seller Tips
Curb Appeal is a Must!
- Keep the lawn maintained and trim
the bushes.
- Fertilize the lawn and make it the greenest on the block.
Make the House Bright and Clean
- Clean all of your windows.
- Clean the carpets and floors.
- Consider replacing carpet with a
neutral color if it is heavily worn or damaged or offer a
carpet/flooring allowance.
- Clean appliances and keep them
maintained.
- Make any other necessary repairs.
- In all, make your home sparkle!
Clear Out the Clutter
- Remove clutter and store items in
the attic or at a local storage facility.
- Make sure closets are neat - this makes them look
more spacious.
Paint Where Necessary Both Inside and Outside
- Paint offers the best return on
your money when selling your home.
- Choose neutral colors for the widest appeal.
Don't Try to Hide Issues
- You must disclose any and all
issues that you are aware of on the Seller's Disclosure Form.
- Issues may be found by the buyer or their inspector.
Have a Pleasant Aroma in the Home
- Usually a little vanilla extract in the microwave for
a few seconds will create a nice aroma.
Make Your Home Available as Much as Possible
- Do not send potential buyers or
buyer agents away because it is inconvenient for you.
- You usually have one shot at showing your home to a buyer.
If you make it difficult, you may miss the one who would buy it.
If You Have a Pool, Make Sure it is Crystal Clear and
Inviting!
- If you don't have the time to
clean it yourself, or have already moved, hire a pool cleaning service.
- Make sure all pool equipment is in good, working condition.
